Because of this, our Building Official Matthew Long is asking that an architecturally drawn floor plan (stamped by an Idaho licensed Architect), be provided to the building department for review. This is similar to what we asked Canyonside Labs to do for us. If there is no construction that you are doing inside the building, we are willing to do this as a zero dollar permit, but we would like that architect provided drawing so that we can get Ajia off on the right foot as the new owner. It was decided that the floor plan is insufficient and I am not going to be able to approve the sign permit for Spot On. The plans do not provide tenant information nor does it clarify the uses that are in the building currently. The discussion yesterday revealed that the Unsafe to Occupy “red tag” posted on the building was for the entire building. I have included Jon Victor on this email, he will be clarifying the steps you will need to operate a business in the building. So there is no change of use from before. We received that email then scheduled the meeting. In the meeting it was determined that the "do not occupy" should be enforced to for the upstairs portion of the building only. And that the tenants that have been in the bottom portion the whole time are fine. We were told if we had the stairway permitted and built and then go through the certificate of appropriateness committee for the exterior changes that we could then file for occupancy for the upstairs. The committee fully approved our changes and signed off and now we have a permit open for the staircase and are working with EHM and a contractor to build the steel staircase. It was determined in the meeting that the downstairs had nothing to do with the staircase and was fine to not kick tenants out for a staircase that had nothing to do with them. Please let me know if that has changed and we need to remove tenants or if we can continue on with our original approved plan of action that is now almost complete. Jarrod Bordi, explained that the unsafe to occupy signage indicates that the building cannot be occupied until the investigation and issues have been resolved. He suggested that you set up a meeting with the building department to discuss the issues and the you include an architect or engineer in the discussion. The building is also located with he Warehouse Historic District any exterior modifications such as 4 stairways, signs, window and door alterations or improvements have to be approved by the Historic Preservation Commission. Please contact the building department to set up an appointment to discuss requirements for occupancy. I have included Kelly Wright, Admin Assistant so that she can set up a meeting. This site plan will show the property boundaries, the required landscaping, the trash enclosure, parking and items that are required to obtain a 5 certificate of occupancy. Once this site plan has been approved, I can approve the sign permit. For this location the most significant requirement for zoning will most likely be a trash enclosure, the M-2 zone does not require hard surfacing and there is minimal landscape requirements for this zone also. However, I will still need this site plan in the application packet when you are ready to apply for occupancy. In the mean time there cannot be any businesses operating out of this building without establishing the occupancy and getting the certificate. These two items were the resolution of what the City wanted have done after our in person meeting regarding this building. I know Lytle signs cant get their sign permit until the C of O is issued and we are waiting on the stairs for to apply for that C of O. But Lytle also received the below message stating we need more things like a site plan. Can you explain to me what changed since the meeting and if we actually need a full site plan? Good Afternoon, Per City Code 10-9-8 (T) a. Time A sign permit shall not be issued to erect or place a wall sign on a property until a site plan and/or final plat has been approved by the city for development of the property and after the issuance of a building permit for a building on the property. Currently we only have an application to repair the stairs and install a ramp this permit does not require an approved site plan and we do not have an plans to review for occupancy of the building to be established.
