I'm happy to come in whenever it works for everyone. As of now no improvements have been made that would trigger a building permit except a staircase that was built unbeknownst to the owner. The contractor built it before the bid was accepted and approved, just miscommunication there, which was frustrating. As far as the Preservation District all outside finishings that will happen will follow those guidelines, we are well aware of those. For the sprinkler system - We are unsure how long the system has been out of use from the previous owner, but we've taken it upon ourselves to get that ball rolling. Shilo Sprinkler will be the contractor on that and they have already viewed it and are preparing the quote. Same with alarms monitoring. Let me know when is a good time to come in. Thanks all. I noticed a great deal of work that appears to be going on at this address yesterday when I drove by. I love to see our community be renewed and made safer. I am concerned that this project might have skipped a few steps in between. As of yesterday, there are new windows throughout, new exterior stairwell, building wrapped in prep for siding and alterations to the roof possibly. I do not know if the approvals have already been received from the Historical Preservation Commission and to my knowledge, no building permits have been issued. From my desk, the major fire and life safety issues with this address are the fire sprinkler and alarm systems. There are deficiencies with the systems, and depending on what is going on inside and the desired/planned/engineered (?) use of the building, additional changes may be needed. 1 Gabriel Hammett Fire Marshal, MIAAI-FIT Twin Falls Fire Department Phone : 208-735-7232 Mobile : 208-308-7378 Email : ghammett@tfid.org nd 345 2 Ave. E. I would recommend a meeting with Building, Fire and Planning/Zoning for next week to help communicate all of the requirements for occupancy. Kelly, 2 Can you coordinate a day/time and set this meeting up for next week? We were told the only reason the "unsafe to occupy" sign was there was due to the missing stairway up to the second story. I'm happy to come in and have a meeting if we need to. And now after reading Lisa's response I certainly hope the city was accurate when they gave us that information before we bought it. When would be good to come in? ---------- Forwarded message --------- From: Lisa Strickland <LStrickland@tfid.org> Date: Tue, Nov 7, 2023 at 3:02 PM Subject: 702 Fairfield St W-Unsafe to Occupy To: Ryan Leiser <ryan@ajiacapital.com> Cc: Jarrod Bordi <jbordi@tfid.org>, Kelly Wright <kwright@tfid.org> Ryan, I spoke with the building department regarding the occupancy for this building. Jarrod Bordi, explained that the unsafe to occupy signage indicates that the building cannot be occupied until the investigation and issues have been resolved. He suggested that you set up a meeting with the building department to discuss the issues and the you include an architect or engineer in the discussion. The building is also located with he Warehouse Historic District any exterior modifications such as stairways, signs, window and door alterations or improvements have to be approved by the Historic Preservation Commission. Please contact the building department to set up an appointment to discuss requirements for occupancy. I have included Kelly Wright, Admin Assistant so that she can set up a meeting.
