These comments are in reference to your preliminary plat pre-application meeting For the Twin Falls Islamic Private Cemetery subdivision on 11/30/23. P&Z 1. Application needs completed. a. Number of lots need filled out. b. Comprehensive Plan Designation is Industrial. 2. When applied for, we will need a consolidated list of names and addresses of all legal property owners within three hundred feet (300')of the perimeter of the subject property/properties: a. From the Twin Falls County Assessor's Office, or b. From a title company. 3. Fee will be$900+$25 for 1 lot review,totaling$925.00 due at application. 4. Requirements for Cemetery Subdivisions as outlined in 10-12-5-7 a. The developer shall provide the commission with written documentation that will sufficiently explain the functions of the proposed cemetery for either human or animal remains. b. The developer shall submit a written statement that has been prepared by an attorney that adequately assures the compliance of the proposed cemetery with the procedural management requirements that are outlined in title 27, Idaho Code. i. We currently have a written statement from a lawyer, but it is from 2021 and does not "adequately assure the compliance of the proposed cemetery with the procedural requirements". We will need one that has a more recent date and that assess compatibility with Title 27, Chapter 4 of Idaho Code as all interment facilities need to follow Title 27, Chapter 4 of Idaho State Code. 5. Required Improvements may be staged over a period of 3 years with a negotiated agreement per Twin Falls Municipal Code 10-11-1. Engineering 1. Clearly delineate the Canal Company Lateral and dimension the location. a. Provide canal company approval letter. 2. Show full road reconstruct to centerline along property frontage. a. Include Orchard cross section. b. Include details and dimensions of arterial entrance. c. Show future RoW dedication as required by the platting process. d. Show curb and gutter with directional flow arrows. 3. Show leach field and septic tank. 4. Show contour lines. 5. Show stormwater retention and storm water calculations.Twin Falls City Code. 10-11-8 6. Review preliminary plat section of Twin Falls City code for compliance. 10-12-2-3 7. Required Improvements may be staged over a period of 3 years with a negotiated agreement per Twin Falls Municipal Code 10-11-1. These comments may not be comprehensive. Please refer to Twin Falls City Code to make sure that all requirements are met before application for preliminary plat. Thank you!
