Scope of work includes the following:Re-roofing approximately 43,000 square feet of roof on the Building at 851Poleline Road,Twin Falls Idaho Bids will be opened and publicly read at the above hour and date at the Twin Falls City Council Chambers located at 305 Yd Ave E.,Twin Falls,ID. A Prebid conference will be held at the site,at 851Poleline Road Twin Falls,Idaho on July 7,201 lat 10:00 a.m.as stated in the Instructions to Bidders. A tour of the project site will follow the Prebid conference. Attendance is highly recommended. Bid documents may be obtained from the office of the Architect upon receipt of a refundable deposit,in the amount of 100.00 for one set. This deposit will be refunded upon return of all bidding documents in good condition,within ten days after the bid date. ARTICLE 2 BIDDER'S REPRESENTATIONS § 2.1 The Bidder by making a Bid represents that: § 2.1.1 The Bidder has read and understands the Bidding Documents or Contract Documents,to the extent that such documentation relates to the Work for which the Bid is submitted,and for other portions of the Project,if any,being bid concurrently or presently under construction. § 2.1.2 The Bid is made in compliance with the Bidding Documents. § 2.1.3 The Bidder has visited the site,become familiar with local conditions under which the Work is to be performed and has correlated the Bidder's personal observations with the requirements of the proposed Contract Documents. § 2.1.4 The Bid is based upon the materials,equipment and systems required by the Bidding Documents without exception. ARTICLE 3 BIDDING DOCUMENTS § 3.1 COPIES § 3.1.1 Bidders may obtain complete sets of the Bidding Documents from the issuing office designated in the Advertisement or Invitation to Bid in the number and for the deposit sum,if any,stated therein.The deposit will be refunded to Bidders who submit a bona fide Bid and return the Bidding Documents in good condition within ten days after receipt of Bids.The cost of replacement of missing or damaged documents will be deducted from the deposit.A Bidder receiving a Contract award may retain the Bidding Documents and the Bidder's deposit will be refunded. § 3.1.2 Bidding Documents will not be issued directly to Sub-bidders unless specifically offered in the Advertisement or Invitation to Bid,or in supplementary instructions to bidders. User Notes: (1500865131) § 3.1.3 Bidders shall use complete sets of Bidding Documents in preparing Bids;neither the Owner nor Architect assumes responsibility for errors or misinterpretations resulting from the use of incomplete sets of Bidding Documents. § 3.1.4 The Owner and Architect may make copies of the Bidding Documents available on the above terms for the purpose of obtaining Bids on the Work.No license or grant of use is conferred by issuance of copies of the Bidding Documents. § 3.2INTERPRETATION OR CORRECTION OF BIDDING DOCUMENTS § 3.2.1 The Bidder shall carefully study and compare the Bidding Documents with each other,and with other work being bid concurrently or presently under construction to the extent that it relates to the Work for which the Bid is submitted,shall examine the site and local conditions,and shall at once report to the Architect errors,inconsistencies or ambiguities discovered. § 3.2.2 Bidders and Sub-bidders requiring clarification or interpretation of the Bidding Documents shall make a written request which shall reach the Architect at least seven days prior to the date for receipt of Bids. § 3.2.3 Interpretations,corrections and changes of the Bidding Documents will be made by Addendum. Interpretations,corrections and changes of the Bidding Documents made in any other manner will not be binding,and Bidders shall not rely upon them. § 3.3 SUBSTITUTIONS § 3.3.1 The materials,products and equipment described in the Bidding Documents establish a standard of required function,dimension,appearance and quality to be met by any proposed substitution. § 3.3.2 No substitution will be considered prior to receipt of Bids unless written request for approval has been received by the Architect at least ten days prior to the date for receipt of Bids.Such requests shall include the name of the material or equipment for which it is to be substituted and a complete description of the proposed substitution including drawings,performance and test data,and other information necessary for an evaluation.A statement setting forth changes in other materials,equipment or other portions of the Work,including changes in the work of other contracts that incorporation of the proposed substitution would require,shall be included.The burden of proof of the merit of the proposed substitution is upon the proposer.The Architect's decision of approval or disapproval of a proposed substitution shall be final. § 3.3.3 If the Architect approves a proposed substitution prior to receipt of Bids,such approval will be set forth in an Addendum.Bidders shall not rely upon approvals made in any other manner. § 3.3.4 No substitutions will be considered after the Contract award unless specifically provided for in the Contract Documents. § 3.4 ADDENDA § 3.4.1 Addenda will be transmitted to all who are known by the issuing office to have received a complete set of Bidding Documents. § 3.4.2 Copies of Addenda will be made available for inspection wherever Bidding Documents are on file for that purpose. § 3.4.3 Addenda will be issued no later than four days prior to the date for receipt of Bids except an Addendum withdrawing the request for Bids or one which includes postponement of the date for receipt of Bids. § 3.4.4 Each Bidder shall ascertain prior to submitting a Bid that the Bidder has received all Addenda issued,and the Bidder shall acknowledge their receipt in the Bid. ARTICLE 2 THE WORK OF THIS CONTRACT The Contractor shall fully execute the Work described in the Contract Documents,except as specifically indicated in the Contract Documents to be the responsibility of others. Item Price ARTICLE 5 PAYMENTS § 5.1 PROGRESS PAYMENTS § 5.1.1 Based upon Applications for Payment submitted to the Architect by the Contractor and Certificates for Payment issued by the Architect,the Owner shall make progress payments on account of the Contract Sum to the Contractor as provided below and elsewhere in the Contract Documents. § 5.1.2 The period covered by each Application for Payment shall be one calendar month ending on the last day of the month,or as follows: § 5.1.3 Provided that an Application for Payment is received by the Architect not later than the day of a month,the Owner shall make payment of the certified amount to the Contractor not later than the day of the month.If an Application for Payment is received by the Architect after the application date fixed above,payment shall be made by the Owner not later than ( )days after the Architect receives the Application for Payment. Pending final determination of cost to the Owner of changes in the Work,amounts not in dispute shall be included as provided in Section 7.3.9 of AIA Document A201TM-2007,General Conditions of the Contract for Construction; .2 Add that portion of the Contract Sum properly allocable to materials and equipment delivered and suitably stored at the site for subsequent incorporation in the completed construction(or,if approved in advance by the Owner,suitably stored off the site at a location agreed upon in writing),less retainage of percent( ft .3 Subtract the aggregate of previous payments made by the Owner;and .4 Subtract amounts, if any,for which the Architect has withheld or nullified a Certificate for Payment as provided in Section 9.5 of AIA Document A201-2007. § 5.1.7 The progress payment amount determined in accordance with Section 5.1.6 shall be further modified under the following circumstances: .1 Add,upon Substantial Completion of the Work,a sum sufficient to increase the total payments to the full amount of the Contract Stun,less such amounts as the Architect shall determine for incomplete Work,retainage applicable to such work and unsettled claims;and (Section 9.8.5 of AIA Document A201-2007 requires release of applicable retainage upon Substantial Completion of Work with consent of surety, if any.) .2 Add,if final completion of the Work is thereafter materially delayed through no fault of the Contractor, any additional amounts payable in accordance with Section 9.10.3 of AIA Document A201-2007. § 5.1.8 Reduction or limitation of retainage,if any,shall be as follows: (If it is intended,prior to Substantial Completion of the entire Work, to reduce or limit the retainage resulting from the percentages inserted in Sections 5.1.6.1 and 5.1.6.2 above, and this is not explained elsewhere in the Contract Documents, insert here provisions for such reduction or limitation.) § 5.1.9 Except with the Owner's prior approval,the Contractor shall not make advance payments to suppliers for materials or equipment which have not been delivered and stored at the site. § 5.2 FINAL PAYMENT § 5.2.1 Final payment,constituting the entire unpaid balance of the Contract Sum,shall be made by the Owner to the Contractor when .1 the Contractor has fully performed the Contract except for the Contractor's responsibility to correct Work as provided in Section 12.2.2 of AIA Document A201 2007,and to satisfy other requirements,if any,which extend beyond final payment;and .2 a final Certificate for Payment has been issued by the Architect. § 5.2.2 The Owner's final payment to the Contractor shall be made no later than 30 days after the issuance of the Architect's final Certificate for Payment,or as follows: ARTICLE 6 DISPUTE RESOLUTION § 6.1 INITIAL DECISION MAKER The Architect will serve as Initial Decision Maker pursuant to Section 15.2 of AIA Document A201-2007,unless the parties appoint below another individual,not a party to this Agreement,to serve as Initial Decision Maker. General Conditions 1/1 DOCUMENT 00811 SUPPLEMENTARY CONDITIONS The following supplements modify the "General Conditions of the Contract for Construction," AIA Document A201-1997. Where a portion of the General Conditions is modified or deleted by these Supplementary Conditions, the unaltered portions of the General Conditions shall remain in effect. ARTICLE 1;GENERAL PROVISIONS 1.1 BASIC DEFINITIONS Add to I J the following: 1.1.2.1 Unless otherwise required in the Bidding documents,the Agreement for the Work will be written on a contract similar to AIA Document A101, Standard Form of Agreement Between Owner and Contractor where the basis of payment is a stipulated sum. 1.1.4.1 The entire Project shall be considered as one "portion" unless separate areas or phases are designated for separate completion times or separate areas of completion and occupancy. This definition is for use in determining release of retainage. ARTICLE 2;OWNER Delete 2.1.2 Add to 2.1 the following: 2.1.3 Contractor shall have no Lien privileges. Contractor shall provide 100%Payment and Performance Bonds. ARTICLE 3; CONTRACTOR 3.4 LABOR AND MATERIALS Add the following Subparagraphs 3.4.4 and 3.4.5 to 3.4: 3.4.4 After the Contract has been executed,the Owner and the Architect will consider a formal request for the substitution of products in place of those specified only under the following conditions: .1 Required product cannot be supplied in time for compliance with Contract time requirements. .2 Required product is not acceptable to governing authority,or determined to be non-compatible,or cannot be properly coordinated,warranted or insured,or has other recognized disability as certified by Contractor. .3 Substantial advantage is offered Owner after deducting offsetting disadvantages including delays, additional compensation to Architect/Engineer for redesign, investigation,evaluation and other necessary services, and similar considerations. 3.4.5 By making requests for substitutions based on Clause 3.4.4 above,the Contractor: .1 represents that he has personally investigated the proposed substitute product and determined that it is equal or superior in all respects to that specified; .2 represents that he will provide the same warranty for the substitution that he would for that specified; Supplementary Conditions/1 Reroof of the Building at 851 Poleline Road .3 certifies that the cost data presented is complete and includes all related costs under separate contracts, but excludes the Architect's redesign costs,and waives all claims for additional costs related to the substitution which subsequently become apparent;and .4 will coordinate the installation of the accepted substitute, making such changes as may be required for the Work to be complete in all respects. .5 contractor to use American Steel only on this project. 3.4.6 All labor and materials(Work)shall be accomplished in accordance with the Secretary of Interior Standards. 3.5 WARRANTY Add to 3.5 the following: 3.5.4 Bonds shall remain in effect during the one year warranty period. 3.5.3 Contractor shall provide a letter of warranty on all labor, materials,equipment and workmanship for a period of one year. This is in addition to other warranties required for individual equipment or work. 3.6 TAXES Add the following to 3.6: 3.6.2 The contractor, in consideration of securing the business of erecting or constructing public works in this state,recognizing that the business in which he is engaged is of a transitory character,and that in the pursuit thereof, his property used therein may be without the state when taxes,excised,or license fees to which he is liable become payable, agrees: - .1 To pay promptly when due all taxes,(other than on real property),excises and license fees due to the state, its subdivisions, and municipal and quasi-municipal corporations therein, accrued or accruing during the term of this contract,whether or not the same shall be payable at the end of such term; .2 That if the said taxes,excises, and license fees are not payable at the end of said term,but liability for the payment thereof exists even though the same constitute liens upon his property,to secure the same to the satisfaction of the respective officers charged with the collection thereof;and .3 That, in the event of his default in the payment of securing of such taxes,excises, and license fees, to consent that the department, officer,board,or taxing unit entering into this contract may withhold from any payment due him hereunder the estimated amount of such accrued and accruing taxes,excises, and license fees for the benefit of all taxing units to which said contractor is liable. 3.6.3 Before entering into a contract,the Contractor shall be authorized to do business in the state and shall submit a properly executed Contractor's Affidavit Concerning Taxes. 3.6.4 Within ten days of receipt of forms from Owner,Contractor shall complete and return to Owner, forms as required by tax collector, showing dates,names,addresses,contracting parties, including all subcontractors, and all other relevant information which may be required. 3.9 SUPERINTENDENT Add the following paragraph to 3.9.1: Supplementary Conditions/2 Reroof of the Building at 851 Poleline Road The Contractor shall employ a competent superintendent who speaks English and is satisfactory to the Consultant. The superintendent shall be in attendance at the Project site during the progress of the Work.This superintendent shall not be changed except with the prior consent of the Consultant, unless the superintendent ceases to be in Contractor's employ.The replacement superintendent shall also be subject to these conditions. The superintendent shall represent the Contractor,and all communications given to the superintendent shall be as binding as if given to the Contractor.Important communication will be confirmed in writing. Other communications will be so confirmed on written request in each case. 3.10 CONTRACTOR'S CONSTRUCTION SCHEDULE Add to 3.10 the following: 3.10.4 Contractor shall provide a critical path schedule representative of a schedule of values which shows the amount for the scheduled items. Schedule shall be kept updated to receive payment. 3.17 ROYALTIES,PATENTS AND COPYRIGHTS Add to 3.17 the following: 3.17.5 In addition to those royalties and license fees specifically referred to in the Contract,the Contractor shall pay any and all other royalties and license fees which are required to be paid pursuant to activities performed under or incident to the Contract. 3.17.6 The Contractor shall indemnify and save the CLIENT and its agents and employees harmless from and against any and all liability,demands,causes of action or claims whether well-founded or otherwise,including the cost of defending the same, for any and all patent infringement or other patent claims arising out of activities performed under or incident to the Contract. 3.18 INDEMNIFICATION Add the following to 3.18: 3.18.3 The Owner expects your work to conform with professional standards. The contractor is expected to hold the Owner harmless for all dangers or claims arising out of the work performed by the contractor. The Owner will not agree to hold the contractor harmless for damages or claims. 4.6 ARBITRATION Add the following to 4.6: 4.6.7 Arbitration may be used if both parties to contract are in agreement to do so. ARTICLE 7;CHANGES IN THE WORK 7.3 CONSTRUCTION CHANGE DIRECTIVE 7.3.6 In the first sentence, delete the words "a reasonable allowance for overhead and profit" and substitute "an allowance for overhead and profit in accordance with Clauses 7.3.10.1 through 7.3.10.6 below." Add the following subparagraph 7.3.10 to 7.3: 7.3.10 In subparagraph 7.3.6,the allowance for the combined overhead and profit included in the total cost to the Owner shall be based on the following schedule: Reroof of the Building at 851 Poleline Road Supplementary Conditions/3 .1 For the Contractor,for Work performed by the Contractor's own forces, 15 percent of the cost. .2 For the Contractor,for Work performed by the Contractor's subcontractor,5 percent of the amount due the subcontractor. .3 For each subcontractor or sub-subcontractor involved,for Work performed by that subcontractor's or sub-subcontractor's own forces, 10 percent of the cost. .4 For each subcontractor,for Work performed by the subcontractor's sub-subcontractors,5 percent of the amount due the sub-subcontractor. .5 Cost to which overhead and profit is to be applied shall be determined in accordance with subparagraph 7.3.6. .6 Overhead shall be considered to include hand tools, field office costs other than included in subparagraph 7.3.6.5, home office costs,and all other costs not specifically listed in paragraph 7.3.6. .7 In order to facilitate checking of quotations for extras or credits,all proposals,except those so minor that their propriety can be seen by inspection, shall be accompanied by a complete itemization of costs including labor, materials,equipment and subcontracts. Labor,materials and equipment shall be itemized in the manner prescribed above. Where major cost items are subcontracts,they shall be itemized also. In no case will a change involving over $1,000.00 be approved without such itemization. ARTICLE 8;TIME In paragraph 8.1.2, in the first sentence,delete the word"Agreement" and substitute "Notice to Proceed." 8.3 DELAYS AND EXTENSIONS OF TIME In paragraph 8.3.1, in the first sentence, delete the word "arbitration" and substitute "litigation." Delete paragraph 8.3.3 and substitute the following: 8.3.3 "The Contractor agrees to make no claim for damages for delay in the performance of this contract occasioned by any act or omission to act of the Owner,its Architect,its agents or employees or any other Contractor, and agrees that any such claim shall be fully compensated for by an extension of time to complete performance of the work." ARTICLE 9;PAYMENTS AND COMPLETION 9.3 APPLICATIONS FOR PAYMENT 9.3.1 Delete "At least ten days" in the first sentence and substitute the following: On or before the date of the monthly construction meeting,but not less than thirty days Add the following Clauses 9.3.1.3 and 9.3.1.4 to 9.3.1: 9.3.1.3 Until substantial completion, the Owner will pay ninety(90)percent of the amount due the Contractor on account of progress payments. 9.3.1.4 The Contractor shall not withhold from a subcontractor or supplier more than the percentage withheld from a payment certificate for their portion of the work. Supplementary Conditions/4 Reroof of the Building at 851 Poleline Road 9.3.2 Add the following sentence: Payment for materials and equipment stored onsite for which the Contractor has paid for and provides copies of paid invoices. 9.8 SUBSTANTIAL COMPLETION ADD THE FOLLOWING: 9.8.3 Add the following sentence: The payment shall be sufficient to increase the total payment to ninety(90%)percent of the contract sum,less such amounts as the Architect shall determine for all incomplete Work and unsettled claims. Add Subparagraph 9.8.6 9.8.6. The Owner will retain 10%of the Contractor's earned sum to ensure faithful performance. At the Owner's discretion,the retainage may be reduced to 5% when the work is completed to 50%. 9.10 FINAL COMPLETION AND FINAL PAYMENT 9.10.1 Shall be modified as follows: The final retainage shall become due and payable to the Contractor in not more than thirty(30)days after issuance of the final Certificate for Payment by the Architect,provided that the conditions of paragraph 9.10.2 are fully satisfied. Add to Article 9 the following: 9.11 LIQUIDATED DAMAGES 9.11.1 The Owner will suffer financial loss in an amount that is difficult to quantify if the Project is not Substantially Complete on the date set forth in the Contract Documents. The Contractor(and his Surety)shall be liable for and shall pay to the Owner the sums hereinafter stipulated as fixed,agreed and liquidated damages,and not as a penalty,for each calendar day of delay until the Work is substantially completed: Two Hundred Fifty and No Cents($250.00) ARTICLE 10;PROTECTION OF PERSONS AND PROPERTY 10.2 SAFETY OF PERSONS AND PROPERTY Add the following Clause 10.2.4.1 to 10.2.4: 10.2.4.1 When use or storage of explosives or other hazardous materials or equipment or unusual methods are necessary,the Contractor shall give the Owner reasonable advance notice. Supplementary Conditions/6 Reroof of the Building at 851 Poleline Road ARTICLE 13;MISCELLANEOUS PROVISIONS 13.6 INTEREST Delete paragraph 13.6.1 and substitute the following: 13.6.1 Payments due and unpaid under the Contract Documents(30 days from date received by the Architect)shall bear no interest until 30 days past due,thereafter they shall bear interest at the rate of 8%per annum calculated from 30 days past due(60 days from date received by the Architect) until the date of the check as posted by the State Auditor. 13.7 COMMENCEMENT OF STATUTORY LIMITATION PERIOD Delete paragraphs 13.7.1 and subparagraphs .1, .2 and .3 and substitute the following: 13.7.1 As between the Owner and Contractor as to acts or failures to act,any applicable statute of limitations shall commence to run and any legal cause of action shall be deemed to have accrued in any and all events in accordance with Idaho law. Add the following Paragraph 13.8 to Article 13: 13.8 EQUAL OPPORTUNITY Add the following to 13.8: 13.8.1 The Contractor shall maintain policies of employment as follows: 13.8.1.1 The Contractor and the Contractor's Subcontractors shall not discriminate against any employee or applicant for employment because of race, religion, color, sex, age or national origin. The Contractor shall take affirmative action to insure that applicants are employed,and that employees are treated during employment without regard to their race,religion,color, sex,age or national origin. Such action shall include,but not be limited to the following: employment, upgrading, demotion, or transfer; recruitment or recruitment advertising; layoff or termination;rates of pay or other forms of compensation;and selection for training,including apprenticeship. The Contractor agrees to post in conspicuous places, available to employees and applicants for employment, notices setting forth the policies of non-discrimination. 13.8.1.2 The Contractor and the Contractor's Subcontractors shall, in all solicitations or advertisements for employees placed by them or on their behalf, state that all qualified applicants will receive consideration for employment without regard to race, religion,color, sex,age or national origin. ARTICLE 14;TERMINATION OR SUSPENSION OF THE CONTRACT 14.1 TERMINATION BY THE CONTRACTOR In paragraph 14.1.1, in the first sentence,change "30"to "60." In paragraph 14.1.2 delete the last three words and substitute "and profit." In paragraph 14.1.3, add to the end of the paragraph, "as modified." Within seven(7)days after receipt of Proposal Request, submit a quotation proposing cost adjustments to the Contract Sum and the Contract Schedule necessary to execute the change. 1) Include a list of quantities of products required or eliminated and unit costs,with total amount of purchases and credits to be made. If requested,furnish survey data to substantiate quantities. 2) Indicate applicable taxes,delivery charges,equipment rental, and amounts of trade discounts. 3) Include a Schedule that indicates the effect of the change, including,but not limited to,changes in activity duration,start and finish times,and activity relationship. 2. Contractor may propose changes by submitting a request for change to Architect, describing proposed change and its full effect on the Work. a. Include a statement describing reason for the change,and effect on Contract Sum and Contract Time with full documentation and a statement describing effect on Work by separate or other Contractors. Include a list of quantities of products required or eliminated and unit costs, with total amount of purchases and credits to be made. If requested,furnish survey data to substantiate quantities. b. Indicate applicable taxes,delivery charges,equipment rental,and amounts of trade discounts. C. Include a Schedule that indicates the effect of the change, including,but not limited to,changes in activity duration, start and finish times, and activity relationship. d. Document requested substitutions in accordance with Section 0160 00-Product Requirements. D. Change Order Procedures 1. Construction Change Directive: Architect/Engineer may issue directive,on AIA Form G713 Construction Change Directive signed by Owner, instructing Contractor to proceed with change in the Work,for subsequent inclusion in a Change Order. a. Promptly enter changes in Project Record Documents. 1.5 ALTERNATES A. Definitions 1. Alternate: An amount proposed by bidders and stated on Bid Form work defined in the Bidding Requirements that may be added to the Base Bid amount if Owner decides to accept a corresponding alternate to be completed. a. The cost of each alternate is an addition to the Contract Sum to incorporate alternate into the Work. No other adjustments are made to the Contract Sum. b. The cost of alternate shall include all contractor costs,profit and overhead. B. Procedures 1. Modify or adjust affected adjacent work as necessary to completely integrate the work of the alternate into Project. a. Include as part of each alternate,miscellaneous devices, accessory objects,and similar items incidental to or required for a complete installation whether or not indicated as part of alternate. 2. Contractor shall provide a full time Superintendent, on site throughout the course of the work to facilitate the coordination of the work. Approval by the Architect and Owner is required for change of the Superintendent during the course of the work. Project Superintendent shall have five(5)years minimum experience as a Superintendent. Contractor shall provide experience verification to the Architect prior to start of work. 1. The Superintendent shall be on site when any work in being performed by a subcontractor or the General Contractor. B. Coordinate scheduling, submittals,and Work of various sections of Project Manual to ensure efficient and orderly sequence of installation of interdependent construction elements. 1. Schedule construction operations in sequence required to obtain the best results where installation of one part of the Work depends on installation of other components,before or after its own installation. 2. Coordinate installation of different components with other contracts to ensure maximum accessibility for required maintenance, service, and repair. 3. Make adequate provisions to accommodate items scheduled for later installation. C. If necessary, prepare memoranda for distribution to each party involved,outlining special procedures required for coordination. D. Coordinate construction activities to ensure that operations are carried out with consideration given to conservation of energy, water, and materials. 1. Establish benchmarks and control points as needed to locate each element of Project. C. Establish dimensions within tolerances indicated. Do not scale Drawings to obtain required dimensions. D. Notify Architect when deviations from required lines and levels occur. 3.4 INSTALLATION A. Locate the Work and components of the Work accurately, in correct alignment and elevation,as indicated. 1. Make vertical work plumb and make horizontal work level. 2. Where space is limited, install components to maximize space available for maintenance and ease of removal for replacement. 3. Conceal pipes,ducts,and wiring in finished areas,unless otherwise indicated. B. Comply with manufacturer's written instructions and recommendations for installing products in applications indicated. Verify roof openings,curbs, pipes, sleeves,ducts, and vents through roof are solidly set,and reglets are in place. 3.2 PREPARATION A. Existing roofing. 1. Clean any existing roof surface as required to install new roofing. 2. Remove all existing roofing material as required to provide a fat surface. 3.3 INSTALLATION A. Fiberglass-Mat Faced Gypsum Roof Board installation 1. In accordance with the manufacturer's requirements. B. Insulation Application: 1. Ensure vapor retarder is clean and dry. 2. Mechanically fasten insulation to deck. 3. Mechanically fasten boards over roof surface. 4. Place constant thickness first layer and tapered thickness insulation second layer to required slope pattern. 5. Minimum Total Insulation Thickness: 4 inch. 6. Place boards perpendicular to deck flutes with edges over flute surface for bearing support. 7. Lay boards with edges in moderate contact without forcing. Cut insulation to fit neatly to perimeter blocking and around penetrations through roof. 8. Lay tapered boards Cut boards to slope for distance of 18 inches back from roof drains for positive drainage. 9. Apply no more insulation than can be covered with membrane in same day. - 10. Tape joints of insulation. C. Membrane Application: 1. Apply membrane and mechanical attachment devices. 2. Install mechanical fastener along the edge of the membrane through the insulation and into the roof deck. 3. Roll out membrane,free from wrinkles or tears.Place sheet into place without stretching. 4. Overlap edges and ends and seal by heat welding, minimum 3 inches. Seal permanently waterproof. Seal all non-encapsulated edges with seam caulk. 5. Extend membrane minimum of 8 inches onto vertical surfaces. 6. Seal membrane around roof penetrations. 7. Perimeter Half Sheets: Install two half width sheets at all exterior roof perimeters that are not bordered by a parapet wall or an adjoining building a minimum of 24 inches higher than roof membrane level. This performance must be demonstrated by providing independent lab comparison test reports for a weathered vs. a new panel assembly. Smoke density no greater than 75 per ASTM D2843 and a minimum self-ignition temperature of 1000°F per ASTM 1929. The panel shall be self-extinguishing. 2.
