The Fire code requires dust collectors to be provided with an approved explosion control system. If we can obtain a copy of the equipment we can review to see if it does meet compliance. This will require a building and mechanical permit. Thank you, Dwaine >>> Melinda Anderson 4/6/2010 2:39 PM >>> Dwaine, Do you know the answer to this question? If not, who? It's for the Robert Weed operations. Thanks! We are considering a possible opportunity that would require us to install an external sawdust collector. We don't know if we will go forward with this opportunity, but in case we do, I need to know the rules of the road. The unit would be installed on the north (railroad) side of our plant in Twin Falls. It would be tali enough for a truck to drive under it for the sawdust to be unloaded approximately 9-2 times per week. I arranged some time ago for a dairy operation that wants to use the material for compost. Is there a person in the city offices that is knowledgeable about dust systems? We use the identical units in Indiana. The air is filtered and recycled to the plant, or in summertime exhausted to the atmosphere. It is just regular sawdust, so need to know if any special rules to meet as far as environmental questions or dust emissions to the atmosphere (essentially zero). This type of filter unit is 99.9%effective to a very fine particle size. Box 1907 Twin}Falls,Idaho 83303-1907 Phone:208-735-7276 sRviN'v Fax:208-736-2641 November 15, 2007 Ray Eldridge, P.E. c/o Engineering Science Construction 200 North 4th Street, Ste 300 Boise, ID 83702 RE: Site Plan Review Dear Mr. Eldridge: The Planning and Zoning Department has received the construction drawings for the Robert Weed Plywood Facility at 3351 Eldridge Avenue,Twin Falls. I have the following questions and comments. Storm Water Retention 1. The storm water calculations appear to be correct except the coefficient for gravel road which should be .85 not.65. 2. Storm water retention cannot be placed within easements without written consent of property owner. a. Zone 2, 3 and 4 are located in the railroad easement Please provide a revised site plan indicating the new locations for the storm water retention areas. b. Zone 1 is located in the SU easement. Please provide a revised site plan Indicating the new locafion for-this retention area. ' Approaches 1. Per City Code 10-11-4(E)(3)(b) Commercial and Manufacturing Use Driveway Approaches: Shall not exceed forty feet(40') nor be less than thirty feet(30').The approach on the west end of the property that goes into the parking lot does not meet the required width. Please provide a new site plan with the correct width indicated. 2. Per City Code 10-11-4(E)(3)(c) Large Truck and Trailer Accommodation:The city engineer may allow curb cuts up to sixty five feet(65')for commercial or industrial drives where it appears that it is necessary to accommodate large trucks and trailers and to reduce the distance between a commercial or industrial driveway and the side property line to two feet(2') when on street parking is not allowed or not practical due to same existing condition. The approach on the east side of the building is over the maximum width allowed. The indicated width will have to be approved by the city engineer or a new site plan provided with a revised approach width. 3. These above referenced approaches are not indicated on the construction plans. The appropriate applications for new improvement construction will have to be completed and approved by the City Engineer. Parking 1, The sixteen (16) parking spaces indicated on the site plan are not adequate for a 49,140 square foot manufacturing building. Please provide a parking analysis by use breakdown of the building to substantiate the number of parking spaces indicated. By use breakdown I mean xxx square feet of office area, xxx square feet of storage area, xxx square feet of manufacturing area, etc. and how many parking spaces are needed for each. Planning and Zoning will review the analysis and determine the appropriate number of spaces required. 2. Per City Code 10-10-1(D) in addition to any off street parking required herein, all commercial or manufacturing uses in the C or M zoning districts and sub-districts shall provide adequate off street loading and unloading areas. As a minimum, any building over ten thousand (10,000) square feet shall provide one off street loading space which shall not measure less than forty by twelve feet(40 x 12') and shall have an unobstructed height of fourteen feet six inches (14'6') and shall be made permanently available for such purposes and shall be surfaced, improved and maintained as required in subsecton 10-11-4(B)of this title. Additional spaces meeting the same standards may be required by the council upon recommendations of the administrator. Please provide the anticipated daily truck traffic so the administrator can better understand the need for possible additional loading and unloading spaces. Landscaping 1. Landscaping shall equal two (2) square feet per lineal foot of frontage and shall be placed between the building and the street Minimum plant life shall be one (1)tree per five hundred (500) square feet of landscaped area. At least fifty percent(50%) of the required trees shall be evergreens. All trees shall have a height of at least four feet(4')when planted. There shall be one (1) bush per one hundred (100) square feet of landscaped area. At least fifty percent(50%)of the required bushes --- - shall be evergreens. Please provide a landscaping plan for review. The building permit is being requested in a subdivision that has not been approved for release of building permits at this time. Please provide the above requested information so the site plan review can be completed. At such time the subdivision has been approved and the site plan review has been completed, planning and zoning can approve their portion of the building permit application.
