3.Nature of Variance Requested
As a potential buyer,I am requesting a variance to reduce the setback requirements by 5 feet
from both the Addison Street property line and the alleyway property line.This would allow for a
5-foot setback from these property lines instead of the currently required setback (80 ft).This
variance is a necessary condition for finalizing the purchase of the lot.

a.Special Conditions and Circumstances
The property in question is a uniquely shaped triangular lot located at the intersection of
Addison Street and an alleyway.This unusual shape severely restricts the buildable area of the
lot when adhering to standard setback requirements.The triangular configuration creates a
narrow buildable area that makes it exceptionally difficult to position a reasonably sized
structure without encroaching on the current setback limits.As a potential buyer,this variance is
crucial for making the lot viable for development.
b.Rights Commonly Enjoyed
Denying this variance would deprive the potential owner (myself)of the ability to construct a
functional building on the property,a right commonly enjoyed by other property owners in the
same district.The current setback requirements,when applied to this triangular lot,leave an
impractically small buildable area that does not allow for a structure comparable to those on
more conventionally shaped lots in the vicinity.
c.Not Resulting from Applicant's Actions
The need for this variance is solely due to the pre-existing,unusual shape of the lot and its
location at the intersection of a street and an alleyway.This unique configuration is not a result
of any actions taken by me as the potential buyer or by the current property owner.

Granting this variance would not confer any special privilege that is denied to other properties in

consistent with the use and enjoyment of other properties in the area.The requested 5-foot
setback would simply make it feasible to construct a reasonably sized building on this
challenging lot,making the property viable for purchase and development.

Without this variance,I would face significant hardship in attempting to purchase and develop

hardship and preventing the reasonable use of the land.Granting this variance is essential for
