Great, I will wait to see what he says. Before proceeding with the purchase, I would need clarification on
whether I am able to do setbacks like this.See attached image, I also need to confirm if this would be
acceptable as a residential dwelling since it's R-6

I'm following up on the property at 448 Addison Ave (Parcel ID: RPT0001029006B). I'm writing to inquire
if you've had a chance to review this property and could confirm its zoning status.
Specifically, I'd like to know:
1. Has this property been zoned for commercial or residential use?

Mr. Spendlove, I'm interested in this lot.
Parcel ID: RPT0001029006B
Address: 448 Addison Ave
Square Footage: 5,978.70
I need to confirm that the land is zoned for residential. From the zoning map, it indicates that it is.
I need to determine if a house can be built on the lot.
I also need to know how planning and zoning handle irregular lot size setbacks
I'm guessing I would have to come before planning and zoning once the architect completes the
drawings.
I've also made a request for the plot map so the architect can try to stick within the rules.
I've mocked up what I am interested in for your reference and attached some images. It would be a
2
single-story house with similar setback rules to The Fillmore Inn alongside Addison. Access to the
property would be through the alley. I want to know your objections and if this is achievable before
committing to a purchase.
