Mr. Ramezani,
I can address some of your questions on this property, however, some of it is to the depth of requiring a
zoning verification letter and you will need to provide us with an official application request for one and
pay the associated fees.
The property is zoned R-6 (residential) with a professional office overlay. This overlay is restrictive on what type of office
can go there. Either way, if it is not a use allowed within the R-6 zone, but is allowed within the PRO overlay, you will
need to ask for a special use permit (SUP) which goes as a public hearing before the planning and zoning commission.
Please let me know what type of office you are hoping to place on this land. A few resources to help you know what is
allowed in the zone are linked below.
Because this property is on an arterial road, you will have a centerline setback from the centerline of Addison Avenue of
80 feet.

I am in the process of buying the commercial land on 448 Addison
Ave. Twin Falls ID 83301
Do you see any problem on this land that I have to be aware of?
Any restrictions? Any costly problems?
Would the city let me put a pre-built tiny office in it and use it as an
office? I have had challenges finding someone who would be willing
to build a 400 sq ft office at a reasonable price.
Is the lot on 448 Addison Ave buildable? Are there any restrictions or limitations on
constructing buildings on the land at 448 Addison Ave?
Are there any protective covenants? How could this land be used?
What other construction is planned or possible on the surrounding land?
Are there any liens, rights-of-way, easements, covenants, or other deed restrictions or
encroachments on the property?
Are there any common facilities (water, septic, road, etc.) or common property that
homeowners or developers need to manage?
Has a perc test been completed to determine the suitability of the soil for a septic system?
