I am gathering data to build a foundation on the land at 448 Addison
Ave.
Should the sewer line come first or foundation comes first?
Is the city sewer line on Addison St or on the alley?

The landowner has accepted my offer. The offer is contingent upon
obtaining the variance from the City of Twin Falls to build a
building and approval of the bid for the building.
There is a phrase in the agreement that says "The buyer chooses to
conduct inspections". In regard to the inspection step, in

association with the city records, do you see any legal problem or
restriction or potentially costly obligation other than the setbacks
that you discussed with me in our valuable meetings so far?
Based on my amateur in-person measurements on the property and
the setback criteria I got from the City, if I understood it right, there
might be two possibilities of building roughly about 250 sq ft and/or
750 sq ft on this land.

If these numbers was about right, do you think I would be a good
candidate to apply for a variance and get approved?
If the answer was a probably no, I wont waste my time and energy
and yours and instead, I would focus on paying for land in full as soon
as I can and finding the most reasonable scenarios for me to build on
it.
So, I appreciate some hint or feedback in this regard in the meeting
tomorrow. Effective communication matters.
Please provide me with the steps that I should take
to build on this land.
Please provide me with the relevant keywords and
key ideas. Please don't assume that I know,
because I probably don't know.
What should I do very first? Then what should I do?
Then when should I do? Then what should I do?
Then what should I do? Until I complete building on
this land while I am in compliance with the City.
I go find the more details and costs of each steps.

I have talked to a few concrete and asphalt paving companies.
I have talked to a few engineering companies in regard to surveying
and planning.
I have talked to a few tiny home builders regarding putting a tiny
home on the land. The last word from the city was a building permit
is required in any cases and it must be built or located on a
foundation. Is that correct? Is there any way around it? Any tweak
that can lower the costs? Any scenario of building that does not need
foundation? and/or does not need building permit?
Please help me think and act procedural and
provide me with the steps

The following are the scenarios I consider in case of unreasonably
and unaffordably high cost of building a commercial on the land.
Would City let me put a shed like this on the land and use it as a
residence or temporary residence?
I have a short video clip of something similar with only a few
thousand dollar cost.

Objectives of the Meeting:
1) Is there any costly problem or restriction or obligation that city
didn't tell me yet about in regard to this land that I should be aware
of before buying the land? I am planning to buy this land in a few
days.
2) In summary, Should I apply for a variance? If it is probably a no, I
wouldn't apply. Instead, I look into what cost-wise correct things can
be done while meeting the city requirement instead.

3) The Steps to build from beginning to the end. (Something like a
flowchart that I can picture the whole thing with the timing and costs
before I step into it)
4) The acceptability or not-acceptability of alternative or temporary
building to use the land as a residence.

land. From A to Z. With or without applying for a variance. Ben has done some measurements and has
two sizes for the possible building. One with residential and one with commercial. His concern is to
get the job done at the lowest possible cost. To stay in compliance with all city requirements. He is in
the process of inspecting the land before he buys. He wants to make sure there is no additional
standards. Ben wants to make sure there are no obligations that have not been discussed.
