Procedures. \[EXTERNAL SENDER\] Good Morning hope you've had a great 4th of july week The land at 448 Addison Ave Twin Falls ID is partially fenced. I've got some estimates for fencing the land. Would the city let me fence the land? What is the procedure for it? A permit is only required if the fence is over 7’ tall. Here is a link to our fence brochure for requirements. 1 I've got some estimates for building a foundation on the land. The name of the LLC company I got a quote with is not on the list of contractors. Would that be a problem? The contractor would need to registered with the state of Idaho. Our list doesn’t show everyone that is registered through the State. There is a website through the state that you can lookup your contractor. https://edopl.idaho.gov/OnlineServices/_/#1 Can I get a permit specifically to build a foundation on the land? And then for the next steps, can I get a permit for each step separately? As 2 we explained previously, you can build the home in phases. As long as there is activity every 180 days, your permit will stay active. We will not issue a foundation permit without knowing what is going to be built on top of it. I’d suggest submitting the whole set of plans and then building each part when you are ready. Also, the building official is authorized to grant 1 or more extensions not exceeding 180 days each for justifiable cause. In regard to Idaho Power and connecting service, if I could afford the cost, My plan is to connect the power and install the meter and disconnect it. I make it ready as part of the project of building on it. Is there anything that I must do in this regard with the city? You may want to plan ahead with your foundation contractor to make sure that they provide a sleeve to go through the footing or foundation or whether they will dig below the footing. I am not sure where the sewer line is located, but Will told me yesterday that he would reach out to you with that information. The process varies depending on whether the land is within city limits or outside them.  Inside city limits: Contact the city government (building and zoning department, geographic information systems department, etc.) to assign an official address.  Outside city limits: Similar departments within the county recorder’s or assessor’s office handle address assignments.  Having an address is essential for utility services, directing visitors, and emergency response. There is a phrase in the agreement that says "The buyer chooses to conduct inspections". I have talked to a few concrete and asphalt paving companies. 19 I have talked to a few engineering companies in regard to surveying and planning. I have talked to a few tiny home builders regarding putting a tiny home on the land. The last word from the city was a building permit is required in any cases and it must be built or located on a foundation. Is that correct? Is there any way around it? Any tweak that can lower the costs? Any scenario of building that does not need foundation? and/or does not need building permit? Please help me think and act procedural and provide me with the steps 20 The following are the scenarios I consider in case of unreasonably and unaffordably high cost of building a commercial on the land. From A to Z. With or without applying for a variance. Ben has done some measurements and has two sizes for the possible building. One with residential and one with commercial. His concern is to get the job done at the lowest possible cost. To stay in compliance with all city requirements. He is in the process of inspecting the land before he buys. He wants to make sure there is no additional standards. Ben wants to make sure there are no obligations that have not been discussed. 28
