If I could get a response at earliest convenience regarding the following:
Attached is a visual so we can see how this plays out with a 93' setback from centerline along older
portion of Addison (320sf buildable area), an 83' setback from centerline (766 sf buildable area) and
also the standard 20' front setback from property boundary (2120 sf buildable area), I would think that

an exception/variance allowing a 60-65 centerline setback would be appropriate based on this area and
surrounding properties. Let me know if that is something that is possible. otherwise it does make a
potentially great lot nearly unusable and an eye sore for the area. The neighbor to the west is about 43-
45' setback and neighbor to east around 54 feet.
side note: alternatively, is there anything that would prohibit the lot from being used to just park
equipment/trailers/etc if building on it is really not going to work out.

I went to our zoning map and it looks like from north property line to south property line on Addison, it is about
84’ from the measurement I took, so that would put you at 42’ from centerline. There is a reduction of centerline
to 83’ from the 93’, but you would need to ask someone in Engineering how they will look at the access for this
lot.
(C) Access Restricted Developments: Residential developments which have a front, rear, or side yard adjacent to an
arterial or collector street, and having no access to that street may have the above listed setback reduced from ninety
three feet (93') to eighty three feet (83') or from eighty feet (80') to sixty five feet (65'), for arterial streets, and from sixty
two feet (62') to fifty two feet (52'), for collector streets. Any residential development with a reduced setback, as
provided herein, shall be prohibited direct access to the arterial or collector street. (Ord. 2686, 4-2-2001)

I was not aware of the setback distance from centerline. Can you tell me distance of centerline to edge
of property?
Also is there a way to get an exception to that setback by showing properties both to the east and west
are closer than that as well as many other homes along this corridor on this South side of Addison. And
I do understand they would be grandfathered in. But they are already blocking the ability for further
widening of the road, so a setback pushing this buildable area further south would feel somewhat
unnecessary.

St. and has a center line setback of 93’. We have had a couple of people in the past inquire about this lot and
the center line setback makes the building envelope pretty small. Were you aware of this?

I am curious about the acceptable building envelope on this parcel as well as the ability to build
residential or commercial.
It is R-6 with professional office overlay:
I show 20' front setback
15' back setback

5' side setbacks
With this odd shape - would we be looking at the 20' off the North side for the front and 15' off the
southwest side along the alley as the back and then the 2 eastern boundaries 5' from them.
I show the offset of 20' off Addison actually put the building envelope further back on the lot than the
neighboring parcels.
Building Envelope is the yellow in the image below:
