I've emailed wklaver@tfid.org.
I'm wanting to do something like this: Access to the property would be from the alley. I need to confirm with
wklaver@tfid.org if residential use is acceptable as well.
Then, what I need to know is the reasoning for the setbacks. From the rules that I've read, setbacks can be 5ft, 15ft, to
20ft, depending on what is what.
front yard, back yard, side yard
What I really want is a 5 ft setback all around the triangular shape. That might need Planning and Zoning board to accept
that.
Anyhow, thank you for helping me with this.

Here is the correspondence we have had about 448 Addison
Avenue.
It is zoned R-6, with a Professional Office Overlay. That may be why
they think it is a commercial lot.
Here is what is allowed in the overlay with a Special Use Permit:
(B) Special Uses: A special use permit may be granted for a permanent use that is not in conflict with the comprehensive
plan and that is not permitted outright because it may conflict with other uses in the district unless special provisions are
taken. Special use permits may be granted for the following uses:
1. Basic district uses: Any use allowed by special use permit in the basic district upon which the overlay is placed.
2. Medical facilities:
a. Doctors' offices.
3. Residential:

a. Household units in the same building as an allowed use and occupied by owner or an employee of the allowed use.
4. Services:
a. Beauty salons/barbershops.
b. Consumer credit collection.
c. Employment agency.
d. Finance and investment offices.
e. Insurance and related business.
f. Professional services.
g. Photography studios.
h. Real estate and related business.
i. Commercial daycare facilities and preschools.
5. Additional land uses: The following additional land uses may be allowed by special use permit in the following historic
areas of the city: Addison Avenue and Blue Lakes Boulevard:
a. Residential:
(1) Bed and breakfast facilities.

(2) Household units in the same building as an allowed use and occupied by owner or an employee of the allowed use.
(3) Household units in upper floors of commercial or professional buildings.
b. Retail trade:
(1) Bookstore.
(2) Cottage businesses.
(3) Craft shop.

I am curious about the acceptable building envelope on this parcel as well as the ability to build residential or
commercial.
It is R-6 with professional office overlay:
I show 20' front setback
15' back setback
5' side setbacks
With this odd shape - would we be looking at the 20' off the North side for the front and 15' off the southwest side
along the alley as the back and then the 2 eastern boundaries 5' from them.
I show the offset of 20' off Addison actually put the building envelope further back on the lot than the neighboring
parcels.
