Ryan,
Good to hear from you. Hope things are going well, despite the crazy business environment, and ongoing pandemic
issues.
What you are describing is possible. There are two ways to go about it. Both of these routes do require an Idaho licensed
Engineer, per the State of Idaho.
1. The regular subdivision route where you will sell the land and the contents on it. You would need to make the lot sizes
appropriate for the parking and other required items. Most likely you will need to create an access agreement between
the proper?es so you can all access the public road.
2. Condominium type subdivision. This process is the same as going through a subdivision, except you don't sell the land
per se. You sell the building and then have common ownership in common areas like the parking lot and stormwater
facili?es. In par?cular, your Engineer will need to follow the State Condominium Act (State Statute Title 55 Chapter 15).

Hi Jonathan this is Ryan Bybee. I am reaching out to see what the process or possibility is to condomize my property on
Harrison Street. 1778, 1760 and 1726 Harrison st.
In my mind these buildings are the perfect candidates to condomize. Each building has its own water reten?on it’s own
water meters, sewer etc. and the way the property is laid out its own parking. By doing such it would give me the
opportunity to sell one or two buildings but not the en?re property.
When you have a moment or somebody in the office if you wouldn’t mind giving me a call and discussing what my
op?ons may be.
Please excuse my lack of grammar I may have made the word condomize up or I for sure spelled it wrong.
