This 8” sewer main would tie into the existing sewer manhole located in Elm Circle North and extend far enough east to accommodate a service connection for your proposed house. This 8” sewer main would need to be designed by an engineering firm and approved by the City of Twin Falls Engineering Department as well as DEQ. Please let me know if you have any questions. He is unresponsive and unwilling to let us access through his yard. I am wondering what the next step is to get City services to the building lot? 1 Seems crazy to me that this is an issue and that there was a mistake made with not having an easement in place Way back when. Please let me know what I can do to get this lot ready to build on. My question for you is if it is possible to tap into the city sewer at a different location? We know the sewer runs north and south so there would be access to it from his backyard. If that is possible then I would need to get an easement drawn up. We also found a water meter on the property. The sewer is around 3' deep, then offsets deeper as it goes under the block wall along the west side of the property. We ran a camera to trace it and find out the condition of the sewer. It is running on a fairly steep angle to the north-northwest, then turns and runs west along the north side of the neighbor's house. The tap is just next to the front door of that house, under the curb border of the flower bed. The sewer is orangeburg and is in very poor condition. It will need to be replaced in some fashion. If we could get permission from the neighbor to excavate a pit in their front yard we could do a pipe burst and pull a new HDPE line in. Otherwise, our only option will be to trench across that property. I'm not sure what the next steps are to keep this moving forward. I suppose some sort of contact is going to have to be made with that neighbor. I'm going to have to pass the torch back to you until the necessary permissions are in place to proceed. I spoke with Kristi last night and if the plan is to install a new sewer line, you will need to secure an easement from that property owner. If the current sewer tap for the home that was previously there is still viable and you can tie right into that, you won’t need the easement, but we will need that information before we an issue the permit.
