HomeMy WebLinkAboutZDA Statement 161 5`h Avenue S., #105 TD& �u= 208.733.2446 I� Twin Falls, ID 83301 Engineering tdhengineering.com I 1607 SOUTH WASHINGTON STREET ZONING DISTRICT CHANGE AND ZONING MAP AMENDMENT AS A ZONING DEVELOPMENT AGREEMENT (ZDA) APPLICATION STATEMENT REASON FOR REQUEST: This application for Zoning District Change and Zoning Map Amendment as a ZDA is being requested to allow development of the entire property as a planned community with multi- family housing and two single family lots. The proposed development will provide 46 residential units in multi-family buildings with four units each and two single family homes (existing). COMPREHENSIVE PLAN CLASSIFICATION The property is located in the area that is currently identified as Town Neighborhoods and Neighborhood Commercial on the Future Land Use map from the Comprehensive Plan. The proposed use for the ZDA development is compatible with these classifications. The Town Neighborhood areas are defined as primarily residential in nature with smaller lot sizes that rural residential and includes a mix of duplex, triplex and townhomes. The Neighborhood Commercial areas are defined as providing support services for the surrounding neighborhoods and include townhomes, condominiums, apartments and senior and student housing. COMPATIBILITY WITH THE SURROUNDING AREA The area surrounding the proposed annexation is developed with a mixture of single and multi - family homes. The property to the west across South Washington Street is owned by the City of Twin Falls and is the location of their water tanks and booster station. The properties to the north are developed as single family residential properties. The adjacent properties to the east are occupied with single family homes. The properties to the south are also occupied by single family residences including three large unplatted parcels. The proposed development as multifamily residential is similar to the uses in the surrounding area. INTENDED USE / DEVELOPMENT OF THE PROPERTY The proposed use of the undeveloped property is for a multifamily residential development with City sewer and water services. EXCEPTIONS FOR SPECIFIC USES AND/OR DEVELOPMENT STANDARDS The proposed development may be platted as townhouse lots, therefore the lot size will not meet the required size.
