Brownell P.O. Box 5684 Twin Falls, Idaho 83301 Re: Jubilee House Ms. Brownell Thank you for contacting us on your need to increase the occupancy at the Jubilee house from the current 5. As discussed in our meeting this will require a change of use, and will require an Idaho stamped Architect or Engineer to do a new plans analyses for an R-4 condition 2 occupancy. Once this is done plans will need to be submitted to the Twin Falls Building Department.The International Fire Code does require an R-4 condition 2 occupancy to have a residential 13-D fire sprinkler installed throughout the building. However, because this is an existing home that has been in business for a number of years, and no construction is going to be done,we are willing to do a onetime modified code variance. To qualify for this variance all of the following would need to be met. 1. No more than 8 people, excluding staff shall be allowed to stay at this facility at one time. 2. Install a fully covered,fully monitored fire alarm system. a) The Fire Detection System shall include total building coverage including the attic areas. Heat detectors shall be installed in the mechanical Room(s), kitchen(s), laundry room(s), attic, under accessible stairways, and garage area(s). Smoke detectors shall be installed to meet the requirements of NFPA 72 Chapter 29. Carbon Monoxide detectors shall meet the requirements of the current IFC and/or IRC.All alarm devises shall be UL list for their use. Plans shall be submitted to the fire department for review. 3. A signed agreement shall be made to have a man gate installed between your property and Muni Storage.This gate shall be installed with either a Knox Box pad lock, or a pad lock that can be cut be the fire department.The gate would only be used in the event of the fire department were to need access to the fire hydrant. 4. The microwave above the kitchen stove shall be removed and either a residential kitchen hood, or a metal shelf installed. 5. Stove Stop Fire Stop or a similar product shall be installed and maintained either in the kitchen hood or below the metal shelf. Manufacture's instruction shall be followed for mounting requirements, and replacement times. 6. Escape ladders shall be made available for each of the upstairs bedrooms. 7. A five lbs. ABC fire extinguisher shall be installed in each of the bedrooms.
