Dear Selection Committee Members,
On behalf of Petra,we are pleased to submit our qualifications to provide Construction Manager/General Contractor(CM/GC)
services for the Twin Falls Animal Shelter Expansion.We understand the importance of this project to the City and community and
are confident that our experience and collaborative approach will ensure its successful delivery.
To execute this work,Petra has partnered with Stanley Associates Inc.as our prime subcontractor.Stanley will supervise all trade
contractors,coordinate field activities,and report milestones directly to Petra.In addition to oversight,Stanley Associates will self-
perform key scopes of work including demolition to accommodate the remodel,concrete,framing,doors and hardware installation,
bathroom accessories,and miscellaneous construction items.
The Owner is planning to construct the following work for which CM/GC services are required:
• Modernization and expansion of the existing 6,462 square foot animal shelter.
• A 1,640-square-foot wood-frame addition to house the cat colony,reception desk,and support spaces.
• A 3,060-square-foot CMU addition to provide new areas for dogs and related functions.
• Modernization of approximately 450 square feet of existing storage space into a surgery suite.
• Comprehensive site improvements,including demolition,new driveway and sidewalks,storm water retention,utility upgrades,
and landscaping.
As your CM/GC partner,we will represent the City's interests from preconstruction through project completion,providing:
• Preconstruction Services cost modeling,constructability reviews,value engineering,schedule development,and trade
contractor engagement to establish a reliable Guaranteed Maximum Price(GMP).
• Construction Services phased mobilization,subcontractor coordination,quality assurance,safety oversight,and cost control
measures to ensure the work is executed efficiently and transparently.
• Owner Advocacy open communication,detailed reporting,and proactive problem solving,ensuring the City's goals for budget,
schedule,and quality are consistently met.
Our firm has extensive experience delivering public projects in Idaho using the CM/GC method.We are skilled at fostering
collaboration among Owners,design teams,and trade partners to create a unified project environment that minimizes challenges
and maximizes value.With the support of Stanley Associates and our proven approach,we will ensure the Twin Falls Animal Shelter
Expansion is completed on time,within budget,and to the highest standards of quality.
