Weekly preconstruction meetings during design phase with the City and the design team will ensure transparency and communication. During the design phase,Wright Brothers will identify long-lead time items early on and engage the necessary agencies for permitting well before the time of construction.The final project schedule is developed with input from the owner and subcontractors to ensure feasibility and alignment with project goals.A critical path schedule is established, and we offer guidance on accelerated timelines, procurement, and phased construction. STAKEHOLDER INPUT Our process values teamwork and fosters an alliance between our client and the project management team, emphasizing listening to our client and stakeholder's needs, developing cost-effective solutions, and maintaining close personal communication to achieve quality results from initial consultation to building occupancy. During design,we hold weekly preconstruction meetings with all stakeholders to identify challenges, address budget concerns, and promote collaboration. During construction,we conduct bi-weekly OAC meetings (on-site or virtual), with memo-style updates sent in off-weeks for transparency.These consistent touchpoints allow us to proactively manage changes to phasing or temporary measures.Wright Brothers will develop a detailed site logistics plan that minimizes disruption and implements sound safety barriers, clear signage, and maintaining a conscientious workforce. APPROACH TO VALUE ENGINEERING Value engineering/management is a constant throughout the project. Best Value options for DPW and SOS will be constantly evaluated and communicated. We ensure seamless collaboration and are able to proactively adjust phasing,temporary provisions, and site logistics while minimizing disruptions with a clear operational plan. CM/GC Design Estimate Success Wright Brothers thoroughly understands project budgets and suggests cost- effective construction methods. In a recent CM/GC role for a Cold Storage facility,we reduced costs by$2.SM during the 11-month design phase. Initial ROM budget was based on a 78,000 SF footprint and was$24MM. Client required a $21MM construction budget and Wright Brothers guided the design team to incorporate operational adjustments to reduce the building size and identified alternate construction and material suppliers to provide additional savings. • • 13 4. PROJECTAPPROACH CONSTPUCTION SEIRVICES Once construction begins,we will closely coordinate construction with on-site personnel and office support. Monthly owner meetings and weekly subcontractor meetings are held on-site to review progress and make clarifications.The project manager and superintendent are responsible for conducting and documenting weekly progress meetings so all parties are in compliance with the approved project schedule and specifications. Our project team also keeps a system of daily construction reports,shop drawings and submittal logs, projects photos, inspection and testing reports, and requests for information, etc.We will implement our construction quality management program and safety program throughout the project. It is our intention to coordinate/complete all aspects of project construction including FIFE and Art Installations to deliver the project ready for its intended use. CONSTRUCTION ADMINISTRATION Wright Brothers closely tracks project costs bi-weekly during construction to ensure budget adherence. If preliminary estimates indicate overages,we coordinate with the entire team—suppliers and designers included— to develop Value Engineering options that realign costs. When unforeseen conditions with cost impacts occur, we: evaluate the overrun and its cause;verify scopes and communications; propose justified solutions with documentation; and engage the team for final decisions.We embrace creative collaboration, prioritizing budget, quality, and schedule. Our team promotes clear communication, leveraging trade and design experts to minimize financial and schedule risks without compromising design integrity.Throughout construction,we analyze on a daily and weekly basis how schedule and material constraint may affect the outcome of a project and are nimble enough to adjust our schedule to ensure the project proceeds if issues may arise. LEADERSHIP Communication is essential to the success of the entire project's life cycle.Wright Bothers holds a weekly coordination meeting throughout the duration of the project.We encourage a City representative to be present at this meeting as we discuss the coordination of upcoming work and logistical challenges.These consistent meetings provide a forum for our subcontractors to discuss areas of concern,enabling efficient resolutions to maintain the projected schedule.We also hold a monthly owner's meeting to specifically address project progress, review monthly billings,field reports, and discuss upcoming milestone dates. Our project management team will also communicate with the District's representative via email or phone calls as needed to quickly address line- items.As the project ends,we will work closely with this representative to ensure final delivery and coordination are seamless with the completion of the project. It is extremely important to develop both collection and drainage systems to deliver a product that lasts for generations to come with as minimal impact to our environment as possible.Wright Brothers has shown ability to prevent contamination on waterways through work with Waste Water Stations. In Eagle, adjacent to the Boise River, Wright Brothers provided hydraulic upgrades to the wastewater lagoon treatment system, constructed a bypass line and effluent pump station wet well, and a new transfer structure. Each different colored concrete panel was poured separately, which required a high-level of attention to detail to achieve the correct slope.
